Proposed New Town in Essex: Plans for a New Development

The project includes plans for 2,000 student accommodation rooms to meet the needs of students from nearby educational institutions. This addition is intended to alleviate the shortage of student housing and provide a supportive living environment for students.

A 120-bed hotel is also part of the proposal, expected to provide accommodation for visitors and potentially boost local tourism. This facility aims to cater to both tourists and business travellers, contributing to the area's hospitality infrastructure.

Education is a key focus of the development, with provisions for up to six primary schools and one secondary school. These institutions will provide accessible education for families living in the new town. Additionally, the proposal includes a college and sports facilities, supporting education and promoting active lifestyles within the community.

The development also proposes a civic centre, which is expected to serve as a hub for cultural and health services. This centre will provide essential services and host community activities, enhancing the town's social infrastructure.

The plans include up to 18 gypsy and traveller pitches to accommodate different community needs and promote inclusivity. There is also provision for a care home and/or residential institution to support the elderly and those requiring specialised care.

The new town is planned to consist of three neighbourhoods: the Southern Neighbourhood, Central Neighbourhood, and Crockleford Neighbourhood. Each neighbourhood is expected to have distinct characteristics and amenities to foster community identity.

The development site currently hosts small agricultural buildings, which are planned for demolition to make way for the new town. The proposal also notes the presence of seven listed buildings on the site, which will require careful planning to preserve the area's historical features.

If approved, construction is projected to begin in 2026, with the development anticipated to be fully operational by 2051.
